Points regarding rent!

Let’s see what is included in the rent.
Water charges are included in the rent, but utilities are the responsibility of the customer.
It’s a good idea to check how to calculate your electricity bill.
In some local rental properties, the owner adds profit to the unit price of electricity, and it is sometimes seen that the electricity bill is higher than in Japan, but we are a power company to prevent such a situation. We have a direct contract with our company and offer it to our customers at the lowest price (cost).

② View the house (online)

Once you have decided on the property you are interested in, it is a preview.
At our company, in addition to the actual on-site viewing, it is also possible to view videos such as online and You Tube.
Even if you live in Japan, you can see the actual condition of the room in a timely manner.
You can choose to view online rooms through the following methods:

・ Skype
・ Shoot videos and images and send them by e-mail

Some rooms have already been uploaded to You Tube, but we will guide you online according to your request, such as “I want to see more here” or “I want to see the surrounding environment”.

③ View the house (local)

Although it is possible to make a contract after viewing online while in Japan, I would like to actually see the room locally.
When you come to Vietnam for a business trip or a trip, we can actually guide you.
After adjusting the schedule, we can pick you up at the designated place, so please leave it to us to move to the property.

Also, as a common problem, if you do not go through a corporation like our company or a real estate agent, the owner may not be able to create a correct contract.
Depending on the owner, you may not get a receipt instead of lowering the rent, so we do not recommend a direct contract with the local owner. (Negotiations are needed, but not all)

⑦ Payment of previous rent

It depends on the period of move-in.
【For long-term contracts】
In Vietnam, rent is basically paid in advance once every three months. However, at our company, customers can pay monthly, depending on their wishes.
Payment due is within 7 business days prior to that month’s payment due date. (If the business side has special regulations, please contact us.)
【For short-term contracts】
If you rents the house for less than 3 months, you needs to pay a lump sum payment in advance.

Points related to payment method

Basically, it is a bank transfer, but for individual customers who do not have an account, cash payment is also possible.

⑧ Payment of brokerage fees

Since we are not a real estate brokerage company, we do not incur brokerage fees or other costs.

⑨ Check the list of furniture, home appliances, etc.

After the contract is completed, the room will be handed over.
Basically, the furniture, home appliances, and equipment that are currently installed will be delivered as they are, but it is a work to list everything and check if there is any difference between the customer and the owner.
Please check if there is anything that was there at the time of viewing.

⑩ Move in

After all the confirmations are completed, we will give you the room key.

・ Are there any differences in the contract details?
If you confirm and sign it, it will be completed.

⑪ Regarding troubles and troubles

The property will be with you longer after you rent it.
Problems and troubles after moving in vary depending on the contracted company.

When you move out, you need to notify us one month in advance. When moving out, we will check the equipment in the presence of the customer and settle the payment (including returning the deposit) when moving out.

Points related to payment of utility bills

Basically, the water bill is included in the rent, but the utility bill will be borne by the customer, but we will pay the utility bill on your behalf.
Even in the case of a company contract, most of the utility bills are paid by the customer individually.

Points related to address registration (resident’s card)

Even in Vietnam, you need to register your address, which is equivalent to a Japanese resident card.
Since we will register your address, you do not need to do anything other than a contract to move in. Please leave it to us.
